Types of additions

  • Room additions — New bedroom, family room, home office, or in-law suite on a new foundation.
  • Sunrooms / enclosed porches — Three-season or four-season rooms with proper insulation and HVAC.
  • Garage conversions — Convert an attached garage to living space with insulation, flooring, electrical, and climate control.
  • Second-story additions — Add a full or partial second floor. Requires structural engineering and significant permitting.

The NC permit process for additions

Home additions in North Carolina require building permits — and in most cases, electrical and plumbing permits as well. Here’s how we handle it:

  1. Architectural plans — We coordinate with a local architect or engineer to produce stamped plans that meet NC building code.
  2. Permit application — We submit to the relevant jurisdiction (City of Raleigh, Town of Cary, Durham County, etc.) and handle plan review responses.
  3. Inspections — Foundation, framing, rough electrical, rough plumbing, insulation, and final — we schedule and attend every one.
  4. Certificate of occupancy — For larger additions, we obtain the CO before the project is considered complete.

Plan review in Wake County typically takes 2–4 weeks. We factor this into every timeline.
